7 Tips that will help keep your loan processing smoothly.
- COMPLETE A BASIC LOAN APPLICATION: We will help you do this in person, over the phone or online. This loan application works for all types of loan programs.
- REVIEW YOUR CREDIT: We will review your credit reports with you. It is important to order a Residential Mortgage Credit Report from all 3 National Credit Bureaus as many times the scores on this are different from Credit Karma, Credit.com, and other on-line credit companies. This is a very important step when trying to qualify for a home loan, and we can help you through it.
- GET PRE-APPROVED: We will give you a list of items needed for a Home Loan Pre-Approval. These items include things like… Paystubs and Bank Statements. After we review this information, we can help you decide which loan programs are right for you. Our consultants will help you get PRE-APPROVED for that program!
If there are credit issues, we will give you guidance on several courses of action that you can take to improve your credit scores.
If your credit looks good, we will move on to the next step. Once the credit report has been reviewed and things look good… it is time to move on to the next step!
A home loan Pre-Approval Letter is necessary to make an offer on a home.
Virtually all Sellers these days will only consider your offer if they know you are pre-approved. They want to make sure that you are well qualified to purchase their home! We will provide this letter for you. Your offer will look stronger to Sellers if they receive a Pre-Approval Letter from a Local Lender. We will be happy to talk to the Seller’s Agent to let them know that we are local, and that we have been in business for over 25 years issuing Pre-Approval Letters for pre-approved Buyers!!! After all the work, now the FUN stuff!
Once you are pre-approved you will be ready to shop for a home!!! You should use your own BUYER’S AGENT (Real Estate Agent) who only represents you. Their professional services doesn’t cost you anything in fees. The real estate agents are paid through a percentage of home sale. If there is a Real Estate Agent for each party (buyer and seller), the agents split the commission and it doesn’t cost you (the buyer) anything.
If you don’t have an agent representing you and want to see a house for sale, you can call us. We can arrange to get the keys for you to preview the home while you are deciding which real estate agent you would like to use.
Since the representation is FREE, why not use it!
Your Real Estate agent’s job is to help you with making the offer on your desired home. Since this agent represents YOU, he/she will help you make an offer without the influence of the Seller. Ask us for a REFERRAL, IF YOU WOULD LIKE to meet BUYER’S AGENT. There is no charge to have your own Realtor, they will eventually get paid by the Seller at the completion of the transaction. It is customary for the Buyer’s and Seller’s agent to split the real estate commission. That is how it has worked for years, and it is still that way.
